***CANCELLATION POLICY DURING PANDEMIC*****

If the government places a mandatory lock down including the Blue Mountains area, we will fully refund the reservation (excluding credit card fee). In the event that your number of guests reduces, or you or your guest decide not to come due to precaution of any safety concerns, the standard cancellation policy applies, and it also applies for personal illness including Covid 19 symptoms. we would recommend you purchase a travel insurance to protect yourself for this type of risk

STANDARD CANCELLATION POLICY

a) Cancellations must be submitted in writing by email and receipt of such confirmed.
b) GRACE PERIOD defined as 2 days after the Rental Agreement is accepted. Cancellations within the Grace Period are subject to an administration fee of $150.00. Process fee for credit card payment is nonrefundable.
c) ADVANCED CANCELLATIONS Defined as cancellations that occur after the Grace Period and 45 days prior to the start of the Rental Term, Guest will entitle to a full refund subject to an administration fee of $250.
d) RESTRICTED CANCELLATIONS Defined as cancellations that occur within 45 days of the start of the Rental Term, refunds are only granted if the Rental Property is rebooked for the same Rental Fee. Any differences in Rental Fees will be the responsibility of the guest plus a $250 administration fee. If Guest is able to find and substitute new guests for the same time period, the entire rental amount will be refunded. Owner may help Guest look for new guests but it is not the obligation of the Owner to find them.
 

ADDITIONAL RULES

_24 hours noise by-law in place, no excessive loud noise in the area

_Do NOT to use Hot tub after 11 PM or before 7 AM.

_No smoking

_Check in is after 4PM and Check out time is 11AM if no other arrangement in advance

_Before checking out all garbage/recycling must be removed (bins provided),

_Dishes washed and put away, BBQ is cleaned if used

 

SECURITY DEPOSIT

Each Chalets requires a $750 security deposit for every rental contract that will be authorized (but not charged) on the credit card on file.
The security deposit will be released 5 business days after departure if there is no damage or any breaches described below.

The security deposit shall be used to pay for damages to the property including but not limited to the structure, hot tub, contents, appliances, or lost keys. The security deposit shall also be used for any major cleaning of floors, walls, appliances, hot tub or furniture that requires extra time from our cleaning staff.

All or part of the deposit will be forfeited if the tenant breaches one of the following:

 

NOISE POLICY

Our’ noise policy is a direct adoption of The Town of Blue Mountains Noise Bylaw stated below. A breach of this policy and bylaw will result in a full forfeiture of the security deposit.
 

Noise complaints


Please be advised that the Town of The Blue Mountains has a Noise By-law that is in effect 24 hrs a day, 7 days a week, under Municipal By-law NO. 2002-09, as amended, and it states. “NO PERSON SHALL MAKE NOISE OR CAUSE NOISE TO BE MADE OR PERMIT NOISE TO BE MADE THAT WOULD BE LIKELY TO DISTURB THE INHABITANTS OF THE MUNICIPALITY”
 

You are not allowed to disturb any of your neighbours or interfere with their enjoyment of the resort at any time of the day or night.

 In order to ensure the rights of all residents and visitors are protected, the signing of this form acknowledges understanding of the terms of the By-law and constitutes agreement to abide by those restrictions during tenancy in The Blue Mountains.
 

Failure to comply with the conditions of the By-law may result with the notification of the O.P.P. who may issue a Notice of Offence, which carries with it a fine, upon conviction, of $615.00 for a first offence.

OCCUPANCY POLICY

 

Our Occupancy Policy is required as a result of the Town of Blue Mountains Short Term Accommodations Licensing Bylaw. A breach of this policy and bylaw will result in the full forfeiture of the security deposit.

Please be advised that the Town of The Blue Mountains has a Short Term Accommodation (STA) By-law NO. 2013-50, as amended, and it states:
“DWELLINGS IN THE TOWN OF BLUE MOUNTAINS THAT ARE OFFERED FOR SHORT TERM RENTAL OF LESS THAN 30 DAYS MUST BE LICENSED BY THE TOWN OF BLUE MOUNTAINS.”

 

It also states:
“DWELLINGS LICENSED FOR SHORT TERM ACCOMMODATION MUST NOT EXCEED THEIR LICENSED OCCUPANCY. EXCESS OCCUPANCY WILL RESULT IN PENALTIES AND REVOCATION OF LICENSE.”

Day visitors are not permitted; however, if you seek our permission and supply us with the dates, times and number of people expected, we would be happy to grant permission if the numbers are reasonable.

 

PET POLICY

 

The chalets  are pet-friendly, but permission is required prior to arrival and is limited to a maximum of Three (3) pets. Pets must be house-trained and well-behaved. You must pick up after your pets. There are pet fee of $35/pet/night to be paid before check in. 

No pets are permitted in the in the swimming pool, hot tubs or sauna rooms. A breach of this policy will result in a $500 forfeiture of the security deposit.
